On The Market

When the Offer Arrives

  • Evaluate and discuss both the pro’s and con’s of all Offers
  • Contact Buyer’s Agent to discuss qualifications on Buyer and Offer details
  • Negotiate all Offer’s on the Seller’s behalf after thorough discussions
  • Obtain signatures from all parties to bind the Offer of Purchase and Sale
  • Prepare and convey any counter Offers, waivers, amendments and acceptances
  • Once an Offer is accepted the paperwork will be delivered to all parties
  • Record and place Buyer’s deposit cheque into Brokerage trust account
  • Discuss whether to continue to show property or not show (only on a conditional sale)
  • Change status of listing
  • Co–ordinate Buyer’s inspections and appraisals as required
  • Assist Seller with any further negotiations following inspections

Just SOLD!

  • Place sold sign on the property
  • Remove all marketing materials, lockboxes etc
  • Return Key
  • Change status of property from Available to Sold
  • Co–ordinate entire closing process with Buyer/Agent, Lender, Lawyers etc.
